How we check your paperwork
Every Ready to Register check is done by a person in our review team at Llama Consulting Limited, not by software alone. Here is exactly what we look at, and what we don't.
What you send us
After you order, you get a private link to an upload page. For each property you answer the official form's questions, in the same sections and order as GOV.UK, and upload three certificates: the gas safety record, the electrical safety certificate (an EICR or EIC) and the energy performance certificate (EPC). PDFs and photos both work.
When you send everything, we lock the page so nothing changes while we check.
What our review team checks
We go through one property at a time, the same way the official form does.
- Every answer. We mark each one correct or change this, with a note saying what to change. For example, if your lease shows a share of the freehold but you chose leasehold, we'll tell you.
- Gas safety record. That it's a gas safety record for this address, and the date it was done. You need one from the last 12 months, unless there are no gas appliances.
- Electrical safety certificate. Whether it's an EICR or an EIC, that it's for this address, its date and when it's due again, and whether the overall result is satisfactory.
- EPC. That it's for this address, when it expires and the energy rating. We'll point it out if the rating is below E, as homes rated F or G usually can't be let without an exemption.
- What's running out. Anything that has expired, or expires within 60 days, is flagged so you can book a renewal before you register.
- Your landlord details. Your name, type of landlord and contact details, as the landlord entry asks for them.
What you get back
An answer sheet, by email as a PDF and as a page you can print, in the same sections and order as the official form. Copy each answer across when you register, and fix anything marked change this first. See a sample answer sheet (PDF, made-up details).
We deliver within 5 working days of receiving all your documents, for up to 20 properties. For larger orders we'll email you a date.
What we don't do
- We don't register for you. The law says the landlord registers, so you do that yourself on GOV.UK and pay the £65 fee to the government. We never ask for your GOV.UK login.
- We don't inspect the property. We check the paperwork. We can't confirm that the work a certificate records was done properly, or that an engineer was qualified.
- We don't give legal advice. If your situation is unusual, see our special cases guide, or ask a solicitor.
Your documents
Certificates are encrypted before we store them, in the EU, and only our review team can open them. We delete them, with your answers, within 30 days of your included 12 months of Stay Registered ending. Our privacy notice has the details.
