The £65 landlord register fee

Landlords pay the government £65 for each property they register, and again every year to renew.

How much you pay

£65 per property, every year. If you let three properties, that's £195 a year. You pay it to the government through the official service on GOV.UK, never to a third party.

The Regulations don't fix the amount. They let the government set the fee to cover the cost of running the database, so it could change in future.

When you pay

If you don't renew by your renewal date, the entry becomes inactive the next day. An inactive entry counts as not being registered, so you can't advertise or let the property, and a fee may be due to reactivate it.

Common questions

Do I pay for myself as well as each property?

GOV.UK describes the fee as £65 to register a property. The Regulations charge it for property entries, renewals and some reactivations.

Is the fee tax-deductible?

HMRC hasn't published specific guidance on the register fee yet. Ask your accountant how to treat it.

Do you charge the £65?
