Documents you need to register a rental property
The official form asks for details about you, each property and its tenancy, plus three safety certificates.

About you
If you let as an individual:
- full name and date of birth
- home address
- phone number and email address
If you let through a company or other organisation: its name, legal type, address and contact details, and its Companies House number (or details of its directors).
About each property
Needed when you create the property entry:
- the property's address
- the type of home and number of bedrooms
Needed within 28 days of creating the entry:
- the rent
- how many people live there
- whether it's let furnished or unfurnished
- whether it needs an HMO or selective licence, and the licence details if so
Safety certificates
You'll need to upload all three within the same 28 days.

| Gas safety record | 12 months | A Gas Safe registered engineer. Not needed if the property has no gas appliances. |
| Electrical installation condition report (EICR) | Up to 5 years | A qualified electrician. Any urgent (C1 or C2) faults it lists must be fixed. |
| Energy performance certificate (EPC) | 10 years | An accredited energy assessor. You can look up an existing one on the national EPC register. |
Tips before you start
- Check the dates. A certificate that expires a month after you register means updating your entry almost straight away.
- Check the address on each certificate matches the property exactly.
- Keep digital copies (PDF or clear photos) in one folder, ready to upload.
- Find out whether your council runs licensing. Many areas have selective licensing, and the form asks about it.
