Landlord register deadlines by region

Registration opens in one region of England each month, and landlords then have three months to register every property in that region.

Which deadline applies to me?

The deadline depends on where the property is, not where you live. If you live in London but let a flat in Birmingham, the flat follows the West Midlands deadline.

If you let properties in more than one region, each property has its own deadline. GOV.UK says you will be able to register before you have to, including registering properties in several regions at once, so you can do them all together.

What happens if I miss my deadline?

Once the rules apply to your property, you can't advertise or let it without an active registration. Councils can fine you up to £7,000, and up to £40,000 if the breach continues or happens again. You also can't get a court order to regain possession while you're not registered, except for anti-social behaviour. Our penalties guide explains the rules.

Deadlines region by region

West Midlands

Registration opens on 15 December 2026. If your property is in the West Midlands, you must register it by 14 March 2027. It's the first region to open.

East of England

Registration opens on 15 January 2027. If your property is in the East of England, you must register it by 14 April 2027.

Opens 15 Jan 2027

East Midlands

Registration opens on 15 February 2027. If your property is in the East Midlands, you must register it by 14 May 2027.

Opens 15 Feb 2027

South East

Registration opens on 15 March 2027. If your property is in the South East, you must register it by 14 June 2027.

Opens 15 Mar 2027

Yorkshire and Humber

Registration opens on 15 April 2027. If your property is in Yorkshire and Humber, you must register it by 14 July 2027.

Opens 15 Apr 2027

North West

Registration opens on 15 May 2027. If your property is in the North West, you must register it by 14 August 2027.

Opens 15 May 2027

North East

Registration opens on 15 June 2027. If your property is in the North East, you must register it by 14 September 2027.

Opens 15 Jun 2027

London

Registration opens on 15 July 2027. If your property is in London, you must register it by 14 October 2027.

Opens 15 Jul 2027

South West

Registration opens on 15 August 2027. If your property is in the South West, you must register it by 14 November 2027. It's the last region, so by 14 November 2027 every let property in England must be registered.
