Deadlines
PRS database in the North East: dates and councils
Landlords with rental properties in the North East must register them on England's landlord register, the PRS database, between 15 June 2027 and 14 September 2027. It's region 7 of 9 to open.
Dates from GOV.UK; councils from Schedule 1 of the Regulations. Last checked 11 October 2026. The Regulations are still a draft until Parliament approves them, so details could change.

Key dates
- Registration opens
- 15 June 2027
- Register every let property by
- 14 September 2027
That's a three-month window. You can also register early, whenever you want from 15 December 2026, which helps if you have properties in more than one region. The deadline applies to properties that are let now or become let during the rollout; empty properties don't need registering yet.
Which councils are in the North East?
The North East region is the area of these 12 councils. A county council's area includes every district and borough council within it, so a property in any of them is in the North East.

- Hartlepool Borough Council
- Middlesbrough Council
- Newcastle upon Tyne City Council
- North Tyneside Metropolitan Borough Council

Licensing in the North East
Some councils also run selective or additional HMO licensing for some or all of their area. The register doesn't replace a licence: if your council requires one, you need both, and the form asks for the licence number. Check your council's website for its current schemes.
