PRS database in the West Midlands: dates and councils

Landlords with rental properties in the West Midlands must register them on England's landlord register, the PRS database, between 15 December 2026 and 14 March 2027. It's the first region to open.

Dates from GOV.UK; councils from Schedule 1 of the Regulations. Last checked 11 October 2026. The Regulations are still a draft until Parliament approves them, so details could change.

That's a three-month window. You can also register early, whenever you want from 15 December 2026, which helps if you have properties in more than one region. The deadline applies to properties that are let now or become let during the rollout; empty properties don't need registering yet.

Which councils are in the West Midlands?

The West Midlands region is the area of these 14 councils. A county council's area includes every district and borough council within it, so a property in any of them is in the West Midlands.

Licensing in the West Midlands

Some councils also run selective or additional HMO licensing for some or all of their area. The register doesn't replace a licence: if your council requires one, you need both, and the form asks for the licence number. Check your council's website for its current schemes.
